More Homes Being Sold in Austell in 2012

There's a slight increase for the sales of homes in Austell in 2012.

There is a lot of news being prublished that the housing market is on the rebound.  As a professional, full time agent in the Cobb county area I firmly beleive that prices are at their rock bottom and may even being increasing gradulally.   Talk to any agent, today and they will tell you they are busier then they have been in a while, and the spring selling season is just starting. 

Attached are two charts comparing the number of homes sold in Austell in the first three months of 2011 versus the first three months of 2012.  The good news is that we have almost the same number of sales in each period (95 vs 91) Homes are selling!  

The average sales price per square footage has dropped, which could be less of a trend and more that in this tight economy the counties are more accurate in the square footage calculations of homes for tax purposes. They are doing more inspections of homes and seeing if many homes that have reported unfinished basements actually have additional living spaces.  As realtors, we pull our numbers from the county tax assessors' databases.

Regardless of the numbers, homes are selling, and we are starting to see a slight uptick in the sales of homes in Austell.  Another trend to watch is the pending home sales, which are the homes that have been under contract this year but not yet closed. All over the South Cobb area, pending home sales have increased, so buyers are getting loans and feeling confident enough to purchase a home.
