Market is picking up. Inventory is down and buyers are finding it harder to locate the best properties. This is not to say that sellers can run wild in the market and list their homes for sale at unrealistic prices. The market is changing because lenders are now willing to work with distressed homeowners which has slowed the foreclosing process for thousands. With less people defaulting on their home mortgages, that results in less inventory by banks on months later.
