Cobb BOC Approves Minor Variance Review Board for Mableton Redevelopment District

Cobb BOC took one more step toward realization of the Mableton Redevelopment District with the approval of a minor variance review board on Tuesday.

The Cobb Board of Commissioners approved a warrant review board for the Mableton Redevelopment District on Tuesday.

The warrant review board will handle minor variance issues, whereas the district’s major review board will consist of two citizens and other county staff and will handle all zoning issues before sending them to either the board of commissioners or the warrant review board for approval.

The warrant review board consists of five unelected county staff members: two community development staff members, one water development staff member and two transportation department staff members. Planning Division Manager Dana Johnson gave the example of an issue the warrant board would handle is a zoning ordinance allowing a maximum setback of 12 feet, but because of a slope in the property of a particular building, the setback may need to be extended.

Because this “fits the spirit but not the rule” of the master plan approved for the district by the commissioners in February, the citizens’ review board would direct the issue to be resolved by the warrant board, which would review it and make the final decision with the issue never coming before the county commissioners.

However, Johnson explained, other major variance issues “that impact the scale and intensity of the community” would be passed through the citizens’ review board before making it to the commissioners, not the warrant board, for analysis and a vote.

The commissioners are expected to approve the members of the citizens’ review board, which will also consist of county staffers, in June.
